The Canadian Real Estate Association (CREA) again downgrades its outlook for Canadian residential home sales in 2026. After reporting a small increase in the number of homes that changed hands in June, CREA still forecasts overall sales volume to fall compared with 2025.

According to the revised forecast cited by multiple outlets, CREA expects 463,336 residential properties to be sold in 2026, which would represent a 1.4% decline from 2025. The downgrade indicates that CREA continues to anticipate softer demand or a less active market next year despite the June uptick.

The reporting notes that CREA’s latest projection comes after the association previously adjusted its forecast downward, highlighting ongoing caution about how the housing market may evolve. Overall, the sources agree that the key change is the further reduction in expected 2026 sales, with CREA maintaining a negative year-over-year view even in light of improved activity in June.
