Kotak Mahindra Bank has launched a “hybrid” home loan that lets eligible borrowers lock their interest rate—and therefore their equated monthly instalment (EMI)—for up to 65 months. During the fixed-rate window, the bank says the rate and EMI stay unchanged even if the Reserve Bank of India’s repo rate moves.

The hybrid structure lets customers choose fixed-rate periods of 39, 52, or 65 months. After the selected period ends, the loan automatically switches to a floating-rate format linked to the repo rate plus a predetermined spread that is disclosed at the time the loan is sanctioned. One outlet also notes that the hybrid option is available for both home loans and loans against property, with pricing comparable to the bank’s floating-rate offerings, and that borrowers do not pay an additional premium for opting in.
