The Development Bank of Japan (DBJ), a government-owned institution, makes its first real estate investment in India by committing capital to HDFC Capital’s affordable and mid-income housing platform. DBJ invests in the HDFC Capital Development of Real Estate Affordable and Mid-Income Fund (H-DREAM Fund), managed by HDFC Capital Advisors, the real estate private equity arm of the HDFC Group. Multiple sources describe the fund as focused on financing housing projects for affordable and mid-income segments, supported by environmental and building standards such as the EDGE green building framework, and adherence to environmental and social performance requirements referenced through IFC standards.

The Economic Times reports that the H-DREAM Fund has a target corpus of about $500 million, with a greenshoe option that could add another $500 million, and that existing investor commitments exceed $350 million. The investment is routed through an offshore feeder fund structure linked to the International Financial Services Centres Authority framework at Gujarat International Finance Tec-City (GIFT City).

The move is framed as part of DBJ’s broader approach to sustainable development and expanding overseas real estate exposure, while HDFC Capital positions it as support for long-term investor confidence and diversification into India’s housing market.
